Unidentified building defects do not stay small. They become expensive emergencies.
A roof that needs attention this year can become a structural problem in three. A drainage issue that would cost a few thousand pounds to resolve can become a six-figure remediation when it has been left to cause secondary damage. For estate managers responsible for multiple buildings, the cost of not knowing the condition of your assets is not theoretical - it shows up as emergency call-outs, unplanned capital spend, and difficult conversations with trustees or governors about why a problem was not caught earlier.
A condition survey is not a cost. It is the information you need to make the right decisions before they become unavoidable ones.
We the Curious, Bristol: a multi-million pound works programme identified and delivered
PHD Building Advisory carried out a planned preventative maintenance survey for We the Curious, Bristol's science engagement charity, identifying a substantial programme of works required across the building over a ten-year period.
Following the survey, PHD were commissioned to manage the delivery of those works over the subsequent two years and continue to do so currently. Projects have ranged from large scale roofing works to re-surfacing works to the Millenium Square Car Park.
Director-led advice that delivers results.
Every instruction at PHD is handled by a director-level chartered surveyor. The person who takes your initial call is the person who inspects your building, writes your report and advises you on what matters. There are no junior surveyors or graduates involved in your survey.
“If you want great advice underpinned on strong knowledge and experience, I would highly recommend PHD. They've been working with us for over two years, having started with a 10-year PPM plan and continued on to scope, tender, and manage various projects as a result. Their communication is clear and concise and their project management professional and pragmatic. Construction projects are rarely straightforward, but PHD are a pleasure to work with throughout the process.”
Trusted by education estates managers across England
PHD Building Advisory has carried out condition surveys across some of the largest school and academy trust portfolios in the country.
We understand the education environment. Surveys are scheduled around the school calendar to avoid disruption and safeguarding complications. Reports are written to be clear and actionable for estates managers and trustees, not just surveyors.

Why facilities managers and estate directors choose PHD
Quote within 48 hours
Send us your property address and approximate size. We will come back to you with a quote within 48 hours, in most cases sooner. No site visit required to produce the estimate. We use a combination of our experience and available information to give you a figure you can take to your budget holder quickly.
Drone surveys included as standard
Every condition survey includes a drone inspection of the roof and external elevations at no additional cost. For large commercial, industrial or education buildings, a ground-level inspection of the roof is not sufficient to identify the full picture. We do not charge extra for drone access because we consider it a non-negotiable part of a thorough survey.
Flexible scheduling
We work around your operations. For schools and academy trusts that means scheduling during half terms and summer holidays. For industrial and commercial clients that means working around shift patterns, restricted access periods, and confidential operational environments including MOD sites.
What your condition survey includes
- Full physical assessment of the building or estate
- Drone survey of roof and external elevations (included as standard)
- Photographic record of all identified defects
- Prioritised schedule of recommended remedial works
- Budget cost estimates for each item
- Planned investment schedule covering five to ten years ahead
- Written report in plain English, suitable for trustees, governors or board presentation
This is not a desktop exercise. Every survey is carried out on site by a director-level chartered surveyor who knows your building type.

Survey scheduled around you
We agree a survey date that works around your operations. For schools this means holidays. For commercial and industrial sites we work around your schedule.
Survey carried out on site
A director-level RICS-accredited chartered surveyor attends site. The drone survey of the roof and external elevations is carried out as part of the same visit.
Report delivered
You receive a clear written report with a prioritised schedule of works, budget costs for each item, and a planned investment programme. The report is written to be presented to trustees, governors or budget holders without requiring a surveyor to explain it.
This service is right for you if:
- You are an estates manager, facilities director or operations manager responsible for one or more commercial, industrial or education buildings
- You manage a portfolio of properties and need to plan maintenance spend across your estate
- You are a managing agent or property management company without an in-house chartered surveyor
